Serves: 2

Ingredients

4 eggs
1 tbs (20g) reduced-fat oil spread

Step 1

Whisk eggs in a medium bowl until totally combined (mixture should be uniform yellow).

Tip: Whisking makes sure the yolks and whites are thoroughly combined and brings air into the mixture for a fluffier end result – whisk just as you're ready to cook, not ahead of time.

Step 2

Heat a 22cm non-stick pan over medium-high heat. Add spread and melt until frothy.

Tip: Don′t allow the butter to colour – if it's too brown the eggs will taste burnt.

How to cook scrambled eggs step 2

Step 3

Add egg mixture and reduce heat to medium – this gives you more control and helps avoid overcooking the egg. Stand without stirring, for 30 seconds. Push a spatula from the edge of pan to the centre to create large curds. Repeat until three-quarters of egg is set. Remove pan from heat before eggs are totally cooked and divide between 2 plates.

Tip: The eggs continue cooking once taken off the heat.

Rustic Bathroom Wall Tiles

Rustic Bathroom Wall Tiles

Classic Cast-Iron Tubs

Thayer Allyson Gowdy

I live in a mobile home built around 1970, so there are about three layers of wallpaper in the bathroom. Once I got to the actual base, I realized that it wasn't paneling like the rest of the home. I'm not even really sure what it is -- it has a really grainy texture, almost like plywood. And now I have no idea what to do with it! All I know is that I don't want wallpaper. Please help!

Jennifer Muri

Dear Jennifer,
It sounds like the best solution to the grainy, plywood-textured walls in your bathroom is to cover them up, which is what the previous homeowners tried to do -- by wallpapering over them.

You'd be surprised at the number of good options that are on the market today for paneling. It's not the faux wood paneling of yesterday -- today, manufacturers can simulate almost anything using the latest technology. For example, if you prefer a tiled look, check out Georgia-Pacific's Lionite tileboard. These 4' x 8' boards have a baked-on, water-resistant melamine finish -- perfect for the bathroom. They are offered in a number of colors and textures and are available at most home improvement centers, including Home Depot (homedepot.com) and Lowe's (lowes.com). Georgia-Pacific also offers one of my favorite "quick fixes" -- Ply-Bead Panels. These 4' x 8' panels are made of durable southern pine and come in 1.6" beaded board. All you need to do is give them a coat of paint. Beaded board is a great look and, installed floor to ceiling, would cover your old plywood easily. Check out Georgia-Pacific's Website at www.gp.com. It offers great tips, product specs and installation guidelines that you might find helpful in your decision-making process.

Another option, which I also like, is the paintable textures from Graham & Brown. I know you said you didn't want wallpaper, but this is different. It is a prepasted product that is easy to install and has texture and pattern. Best of all, it's paintable, so you're not committed to one look -- you can change it to match your towels from season to season. It comes in a number of great patterns that would be appropriate for the bathroom. I like the "Linen" textured wallcovering. It would conceal your blemished wall, yet add a soft texture and a spalike feel to your space. These wall coverings are available at Home Depot, The Great Indoors (www.thegreatindoors.com) and Menards (www.menards.com), or you can call (800) 554-0887 to get more information about the product. The paper costs about $13 to $15 per 11-yard roll and is 20.5" wide.

Good luck with your project!

How To Remove White Stains From Bathroom Floor

How To Remove White Stains From Bathroom Floor

We have some beautiful oak flooring beneath the old carpet in our house, but there are a few stains. Is there a way to remove those without sanding the whole floor? -Ralph

Stains in wood floors that have gone through the finish and soaked into the wood itself can be difficult to remove and may require sanding and refinishing. If the stain has penetrated too deeply, even sanding may not remove it entirely.

Before resorting to sanding, however, start by trying to remove stains from wood floors using standard hydrogen peroxide available at drug stores. Here's how to go about it:

  1. Soak a cotton rag with hydrogen peroxide.
  2. Place the wet rag on the stain and allow it to soak in the wood to bleach out the stain.
  3. Remove the rag, and wipe up any excess hydrogen peroxide.
  4. Allow the floor to dry.

Another option is to try using a rejuvenator type wood floor cleaner on the stain. Watch this video to find out more.

VIDEO TRANSCRIPT

Ralph asks: We have some beautiful oak flooring beneath the old carpet in our house, but there are a few stains. Is there a way to remove those without sanding the whole floor?

Danny Lipford: Unfortunately, if you have some really deep stains in your hardwood floor, it will have to be sanded and refinished in order to get rid of those stains. Even then, some of the real deep stains are really hard to get rid of. Here's a little trick that'll help you a lot on that. Basically, take a cotton rag, take hydrogen peroxide, soak it down well, put it over the stain, and allow the hydrogen peroxide to pull a lot of that stain out.

Another thing you want to try before you go through the expense of the sanding and refinishing of your hardwood floor, try some of the new cleaners that are available now, that are called rejuvenators. That'll thoroughly clean the surface of your hardwood and actually dissolves a little of the finish to give it a nice, consistent look. You may be able to save money instead of having to completely refinish the floor.

Planning for your bathroom remodel in Tulsa

skyline

Homeowners in neighborhoods like Maple Ridge and Brookside, and suburbs like Jenks, Bixby, Owasso and Broken Arrow, get many benefits from bathroom remodeling in Tulsa, such as increased home comfort and luxury, more storage space, greater energy efficiency and higher property value.

Whether you plan to remodel a master bathroom, guest bathroom, kids' bathroom or small bathroom, there are many considerations:

  • Your budget, which should factor in costs for bathroom design, products and materials, labor and permit
  • How much time the bathroom renovation will take and how it will affect day-to-day living
  • Whether you want a minor repair, complete gutting or something in between
  • The fixtures, finishes and accessories you want
  • Which bathroom remodeling contractors you'll seek bids from

Bathroom remodeling contractors in Tulsa can help with bathroom renovations from start to finish. They start with a consultation to discuss your needs and give an estimate, continue with customized building and conclude with professional installation and ongoing warranty and support services. Bathroom remodeling in Tulsa takes anywhere from several days to several months.

Before choosing a bathroom remodeling contractor in Tulsa, ask these questions:

  • How many years have you been in business? How many bathroom renovations have you completed in the past year?
  • Are you properly registered in the State of Oklahoma and City of Tulsa?
  • Are you bonded and insured for liability and workers' compensation?
  • Do you provide a design consultation, a free estimate and a project timeline?
  • Do you use subcontractors?
  • What warranties/guarantees do you provide with products and labor?
  • Do you obtain the necessary permits from the City of Tulsa?
  • Is financing available for my project?

You should also read reviews by customers to learn if they are satisfied with the bathroom remodeling contractor's process and results.

How much does a bathroom remodel cost in Tulsa?

The average bathroom remodel cost in Tulsa is about $10,000. Most bathroom renovations in Tulsa cost between $6,000 and $15,000.

The cost of bathroom remodeling in Tulsa is based on these factors:

  • The scope of the bathroom remodel
  • The size of the bathroom
  • The age of the home and the condition of plumbing and electrical systems
  • The products (e.g., toilet, bathtub, shower, countertops, bathroom tiles, flooring) and materials used
  • The cost of labor

Get estimates from several bathroom remodeling contractors before selecting the one that offers the highest overall value. Before renovation gets underway, make sure there's a written contract that has all project-related details:

  • Contractor name and contact information
  • Costs and payment schedule
  • Estimated start and finish dates
  • List of all materials with brand, model, color and size
  • Permit responsibilities
  • Materials and workmanship warranties
  • How change orders are handled
  • Contract cancellation provisions

Cost To Rough In Basement Bathroom

Cost To Rough In Basement Bathroom

COST TO ADD A BATHROOM IN THE BASEMENT

Adding a bathroom to your basement is one of the simplest ways that you can add value to your home, in terms of both making it a better place to live, as well as getting more money when you sell. If you have a growing family, it may be a necessity to install a bathroom.

You may also be planning on finishing your basement and a bathroom is an important step of this. Our page on average cost to finish a basement has a detailed cost breakdown of additional upgrades if you're thinking of redoing the whole space. Regardless of the reasoning, it's clearly the case that an additional bathroom will improve your home. Additionally, the costs aren't necessarily as high as you may expect.

This guide will walk you through the costs involved so that you can make an informed decision and work out where best to save money if you are on a budget.

THE OVERALL COST

The overall cost for adding a bathroom in a basement will range somewhere between $3,000 and $25,000.

The variance in this cost comes from whether you build in an existing space, or whether the bathroom is an extension to your existing basement.

INSTALLATION COSTS

The actual cost of installing plumbing and fixtures is between $2,025 and $2,925. This does not include the cost of building a small room in which to house the toilet.

Depending on the number of new fixtures you are installing (for example, if you already have a sink and faucet, and are just plumbing a new toilet, the costs are low) you can usually expect the cost of piping to be between $600 and $1,600 per fixture.

LABOR COSTS

The total labor cost of installation for a new bathroom is $1,200 to $5,500.

The cost of a licensed plumber is usually between $40 and $75 per hour. Per day, you can expect to pay between $320 and $600 for a day's work (based on an 8-hour day).

FIXTURES AND FITTINGS

Unsurprisingly, when it comes to installing a bathroom in your basement, there is a huge range of different features, fixtures, and fittings you can have installed. Your bathroom can be totally customized in almost any way. For example, if you're just installing a toilet and a sink, you can keep things fairly simple. However, you can also install a full bathroom with a shower, bath, and toilet.

Moreover, there is a great deal of variance in the type of bathroom you have. You can have a fairly spartan setup, with simple, traditional fittings. However, you can also have a bathroom setup with the highest quality materials at every step. The prices involved in these differ greatly.

ROUGH-IN PLUMBING

As the name suggests, rough-in plumbing is a rough sketch of the layout of your plumbing. Depending on your local building codes, you may need to get this approved by your municipal authority before you proceed with any work. This will usually cost between $320 and $600 for a professional to do (it is unlikely that you will be able to complete this process without using a professional).

You should check your local codes. If this step is not required, it's usually good to have a plumber plan out their installation in advance, although you don't need to spend additional money for this process.

PIPING

The PEX system is a replacement for traditional copper pipes. It uses cross-linked polyethylene (PEX) piping to run water to fixtures and fittings. The advantage it has for a basement bathroom is that it doesn't require a local 'branch' of the main pipe to connect to.

Because of its flexibility, it can connect to the main pipe and then wind its way through the walls down to the basement. This makes it easier (and cheaper) to add a bathroom in a distant part of your home.

If you are using the PEX water supply in your installation, this usually takes around 6 hours. For PEX materials and installation labor, you can expect to pay between $1 and $4 per linear foot.

TOILETS

A typical toilet costs between $120 and $375. If you opt for a smart toilet or a toilet with features like a heated seat, this price gets much higher.

To install a toilet in the bathroom will cost between $250 and $450. This is separate from the piping installation mentioned above, meaning if you have the pipes already present, and simply want to add in a new toilet, this is the price.

sink

SINKS AND FAUCETS

Sinks and faucets are often the most enjoyable part to pick out when designing your dream bathroom – they give character to the space and help define your style. As a result, sinks and faucets have a near-infinite range of options.

This means that the pricing varies greatly, although generally, you can expect to spend between $300 and $500 for a sink and faucet set.

SEWAGE EJECTOR SYSTEM

A 'sewage ejector system' is a set of pumps that helps remove sewage from your system. It's often necessary for basements because they are below ground and because they are often distant from the remainder of the pipes. 'Sewage' doesn't only apply to waste from a toilet, but also from a laundry room or shower. Roughly 85% of basement plumbing needs this system.

To install a sewage ejector pump will cost between $800 and $1,450, which includes materials and labor.

DOORS

Adding doors to your bathroom is a necessity and will cost you between $100 and $300 to do so, depending on whether a professional does the work for you.

Fitting a door is fairly straightforward and, as long as you have the physical strength to hang the door while you are fitting it (or you have someone to help you) should be no problem to do yourself.

SHOWER HEADS

Like faucets, shower heads come in millions of different styles, shapes, sizes, and qualities. If you're on a budget, you can find shower heads that cost $20.

If you are building your dream bathroom, you can spend $300 or more on a shower head. The good news is that shower heads are easy to install yourself, so don't require additional labor.

BATHTUBS

Most of the cost of a bathtub will be in the installation. The tub itself will cost somewhere between $200 and $2,000, but the installation will add between $1,000 and $5,000 onto that cost. Seniors may also consider walk in tubs that can cost significantly more.

gfci-outlet

ELECTRICITY

You may also need to bring electricity down to your basement or to wire in some new outlets, light fittings, etc. Electricians generally charge around $70 to $80 per hour for this service. GFCI outlets are recommended in all bathrooms.

BATHROOM BASICS
QUICK REFERENCE CHART

ITEM COST
Rough-in Plumbing $320 - $600
Piping $1 - $4 per ft.
Toilets $120 - $375
Sinks and Faucets $300 - $500
Sewage Ejector
System
$800 - $1,450
Doors $100 - $300
Shower Head $20
Bathtubs $200 - $2,000
Electricity $70 - $80
per hr.

ADDITIONAL FEATURES

Once you've installed the core elements (above) you can begin to think about extras. The items  listed below are not absolutely necessary. However, for those who have decided to make an investment into a basement bathroom, additional features are often worth the additional cost.

Although all of the items listed below are considered 'extras,' there are price variations within each of these, so you can always see what room you have left in your budget before you decide.

Ceramic Tiles

Ceramic tiles cost between $2 and $20 per square foot, depending greatly on the quality of the tiles. Again, these are tricky – but possible – to install yourself. To have them installed professionally will cost between $5 and $10 per square foot.

Fan

Adding a fan to your bathroom will help with ventilation, which is often useful when you don't have an exterior window, especially in a poorly ventilated basement. In some jurisdictions, a fan may be compulsory under local building codes. Your contractor will be able to advise you on this. A fan will cost between $250 and $500.

Mirrors

As with many other fixtures and fittings, mirrors can be elaborate and expensive, or spartan and cheaper. Generally, though, you'll spend between $50 and $250 on a mirror, depending on whether they are attached to cabinets or vanities.

Walk-in Shower Unit

An all-tile walk-in shower unit (including tile, shower head, door) that is totally tiled, will cost you between $1,500 and $3,000. Again, this is on the more expensive side, and there are cheaper options. For example, a jet tub, which allows you to shower in the bath, will usually cost $750 to $1,000.

Wall Tiles

For wall tiles totally surrounding the bath, you will spend between $250 and $375. This will get you custom tiles 48 inches high around the bath.

Cabinets and Drawers

With cabinets and drawers, you can buy ready-made or custom, which affects the price. As a rule of thumb, you'll spend around $350 to $450 per linear foot.

'EXTRAS' QUICK REFERENCE CHART

ITEM COST
Tiles $2 - $20
per sq. ft.
Fan $250 - $500
Mirror $50 - $250
Walk-in Shower $1,500 - $3,000
Wall Tiling $250 - $375
Cabinets $350 - $450
per ft.

Ultimately, installing a basement bathroom is a financial decision more than anything else. If it is within your budget, it is a great way of adding more living space to your home while also increasing the resale value of your house.

As this guide shows, there are certain costs that you can't – or shouldn't – avoid. In most cases, it is far better to have a professional plumber install something correctly than to do it yourself with little expertise.

However, in other cases, there are jobs you can do yourself to save money. As with most investments, it's most successful when you know where to spend and where to save.

What Are the Best Paint Colors to Use in a Kitchen?

Jason Briscoe/Unsplash

For many people, the kitchen is the heart of the home. It's where you start your busy day and where you unwind with a good meal — and maybe a glass of wine — in the evening. It's where you make breakfast for your kids on busy school mornings and where you enjoy dinner with the special people in your life on the weekend. It's also the spot for finding healthy snacks and comfort foods, depending on your mood.

So, obviously your kitchen is a very special room, which means it deserves some very special consideration when it's time for an upgrade. Choosing the perfect paint color is an ideal starting point — and an important one. While you can obviously select any color you want for your kitchen, HGTV recommends white, gray, blue, green, yellow or red. Let's take a look at why each color works so well in the most important room in the house.

White

According to HGTV, a white kitchen feels clean, fresh and energizing . The bright look can help wake you up in the morning when the sun starts shining on the white paint, but the neutral color also offers a number of other benefits. First, the color is extremely versatile as part of a color scheme. You can paint your cabinets and other accents almost any color when you have a white backdrop. A white kitchen can also open up a small space , making it feel larger, and it can brighten a dark room that doesn't see much natural light.

Finally, white not only feels clean, but it's easy to see when the walls are dirty, so you can keep the room where you prepare all your food as sanitary as possible. Just don't make the mistake of assuming white is a one-size-fits-all color. You can customize your kitchen even further by choosing a shade of white that has red, yellow, green, blue or other color undertones to warm up or cool down your space.

Red

You may have noticed that many of your favorite restaurants use red paint as part of their decor. That's because this warm color is believed to stimulate the appetite. Cooking is also the color of passion . For this reason, many feel that it's also a wonderful color to paint their own kitchens.

Not only does red make a good wall color, but it also pairs well with more neutral colors, like white and gray, which is important if you want to paint your cabinets and other fixtures red. The vibrant color also comes in many shades. For a sleek look, consider a semi-gloss candy apple red, or for a more rustic look, choose a shade of red that has some hints of orange mixed in with it.

Blue or Green

Blue and green are both tranquil, calming colors that are frequently found in nature. Both are good choices for painting a kitchen, especially if your kitchen is a place where you like to relax and spend your downtime. Like red, green and blue come in a variety of shades that you can use as accent colors for your walls, cabinets and other fixtures.

Keep in mind that darker shades of blue can overpower a room very easily, but they look good in a kitchen with white fixtures. Lighter blues can soften your kitchen and make it feel brighter and bigger. Green shades tend to look good with natural wood cabinets and fixtures.

Yellow

Yellow kitchens tend to feel happy, cheerful and sunny, and according to Real Simple, homes with yellow kitchens even sell for higher prices than those with other colors. The warm color is versatile enough to use in a rustic cottage as well as an industrial condo, and it can really create some excitement in an otherwise boring space.

Like red, yellow sees a lot of action in restaurants. These businesses often use yellow because the color is thought to stimulate the appetite and increase the amount of serotonin — the hormone that makes you feel euphoric — in your body.

Gray

If you're bored with white but still want a neutral color, HGTV recommends searching for an appealing shade of gray. Like white, gray pairs well with other colors, allowing you to get creative with cabinets, counters and other fixtures. Besides being one of the most versatile colors you can paint your kitchen, gray can help you bring together various textures, create a clean look and reduce shine and glare on your surfaces.

Designed to remain clear in humidity, our bathroom mirrors, lights and shelf sets will reflect your bathroom even after a shower. Our range includes lots of large, round bathroom mirrors, too – perfect for making small bathrooms feel bigger.

How can I stop my bathroom mirror steaming up?

A great way to stop your bathroom mirror from fogging up after hot showers or baths is to open a nearby window. However, this isn't an option in all flats, apartments or houses. If your bathroom doesn't have a window, another good technique is to drape a towel over the mirror. This will prevent water vapour from clinging to the cold glass and will mean you can use the mirror straight away, without having to wait for the room to cool down.

How do you hang a bathroom mirror?

All our bathroom mirrors come with hanging instructions, and it's important that you only hang a mirror with the specific wall brackets on its rear. You should also consider the type of material or wall you will be attaching it to, using appropriate screws. LED bathroom mirrors with small LED bulbs, like STORJORM, are great over the sink for shaving or doing your makeup – available online and in store.

How do you position a bathroom mirror?

Most bathroom mirrors and mirror cabinets are best placed above the sink, but that's not to say you can't get more creative. Consider adding a secondary, large bathroom mirror on another wall, creating the illusion of more space – a great trick for smaller rooms.
